The private rental sector just got a major shake-up. The Renters’ Rights Act comes into force on 1 May 2026, shifting the balance of power firmly in favour of tenants across England. What Is The Renters’ Rights Act?

This landmark legislation overhauls the private rental market in England, introducing a series of tenant-friendly reforms that landlords and property managers must act on immediately. The changes apply to all existing and new tenancies from 1 May 2026 onwards.


Key Changes You Need To Know
Here is a full breakdown of what the new law introduces:

  • Fixed-term tenancies are abolished. All tenancies become periodic from the outset, giving tenants the flexibility to serve notice on a rolling monthly basis rather than committing to a fixed contract period such as six or twelve months.
  • Exit and reletting fees are banned. Landlords and agents can no longer charge tenants for leaving a property early or for the administrative cost of finding a replacement tenant.
  • Evictions require formal legal grounds. Landlords must follow a prescribed legal process to end a tenancy. Section 21 no-fault evictions are fully abolished, meaning landlords need a valid legal reason before regaining possession of their property.
  • Tenants gain the right to request a pet. Landlords are required to consider all reasonable pet requests fairly. Properties can no longer be advertised or let on a pet-free basis.
